The Town Council of Trail Creek meets on the third Tuesday of each month at 7 p.m. at the Town Hall, 211 Rainbow Trail, Trail Creek, Indiana.

All meetings are open to the public.

Park Board Meetings are held on the second Wednesday of each month at 7 p.m.

Building Permit Information

.

Over the years there has been some confusion about when or even if you should call for an inspection at your house during a construction or remodeling project.  Here are some guidelines that should help.  There are four general areas that will be addressed:

(1) Building Inspection

(2) Electrical Inspection

(3) Plumbing Inspection

(4) Heating and Air conditioning (HVAC)

 

Sometimes the rules and regulations can be confusing, so hopefully this will help.

 

(1) Building Inspection: 

 This is done by the building commissioner.  This mainly deals with new homes, additions, garages and garage additions, decks, kitchen and/bath remodeling, adding a bedroom in a basement.  In the case of a new home, or addition, or garage, there will need to be an inspection for the foundation, general framing and final inspection.

(a) Foundation Inspection:  This will need to be done prior to pouring concrete.

(b) Framing Inspection:  This will take place after the frame is built and the roof shingles are installed.

(c) Final inspection:  This inspection takes place when         construction is complete and just prior to moving in.  In the case of a house, everything needs to be completed including the kitchen, bathrooms, doors, trim, flooring, etc.

  

(2) Electrical Inspections: 

 These inspections generally deal with new homes, additions, garages, electrical service upgrades (example:  Upgrading an electrical panel from 60amp to 100amp) Generally there are two inspections.  They are:

(a) Rough-in Inspection:  This inspection takes place when all of the wiring is done and just before drywall is to be hung.

(b) Final Inspection:  This inspection generally takes place when all construction is completed.

 

(3) Plumbing Inspections:

  These inspections generally deal with new homes, additions,*city water and/or sewer hookups.  Generally there are two inspections.  They are:

(a)    Rough-in Inspection:  This inspection takes place when all of the piping (supply, waste and vent) is done and just before drywall is to be hung.

(b)    Final Inspection:  This inspection takes place when all construction is completed.

 *NOTE:  In the case where there is a hookup to Michigan City services, three inspection will be required if both sewer and water are being hooked up.  In this situation, please keep in mind that a licensed plumber will be required to do the hookup on the inside of the house.

(c)    The following item does require a one time $20 inspection:  Any installation of a gas water heater.

 (d)    In any new construction, a separate $35 permit will need to be pulled for gas piping and two inspections will be required.

4) HVAC Inspections:

These inspections generally deal with new homes, additions or replacing an old furnace and/or central air unit.  Again there are generally two inspections.  They are:

 

 

(a)    Rough-in Inspection:  This inspection takes place when all of the supply and return air ducts and venting are in place prior to hanging drywall.

(b)    Final Inspection:  This inspection takes place when all construction is completed and mainly deals with checking clearances, operation of the furnace, any penetrations etc.

(c)    In the case where a new furnace or central air unit is installed to replace an existing one, a onetime $20 inspection is normally required.

Note:  It is possible that in the event of a permit being red tagged, that an additional inspection may be needed, which would require an additional inspection fee.  This will be up to the discretion of the individual inspector.

 

Additional Information about Permits:   

Certain projects do not require a permit:  Window replacement, installing new shingles on the roof of your home, residing your home, and painting.  The Town of Trail Creek considers these projects as necessary maintenance.

 In certain instances, updating a bathroom or kitchen may require a permit if plumbing lines are being moved to a different location or if you are adding additional plumbing fixtures such as a bathtub or shower.  Removing a window or door and replacing it with a wider window or door will require a permit because you are making a structural change to your home.  For further information about your project please contact the town hall. 

Please keep in mind; it is not the intention of the town to invade the privacy of your home.  On the contrary, it is our intention to make sure that the any permit work being done on your premises is done in accordance to rules set up by the state of Indiana with the intention of protecting you from fraudulent and “fly-by-night” contractors.

 Please let your contractors know that they will need to be insured, registered with the Town of Trail Creek and that signs are required on all contractor vehicles.  Failure to do so will cause an immediate stoppage of work until the situation is rectified. 

 

Permits can be purchased at the Trail Creek town hall between the hours of 9:00am to 1:00pm Monday through Friday.

 

Permits are only good for one year from the time of purchase.  If your project goes over one year, a new permit will need to be purchased.

 

Also, please remember that when calling for an inspection to please give a 24hr notice.

 

In the case of any and all commercial work (example:  Evergreen Plaza) before any work can be done, any inspectors relevant to the work being done needs to be informed of the work prior to its start.
